Today the Hilldale Mall on Madison’s near west side is entering the next phase of its dramatic reinvention.

THE NEED: Like many urban malls, the Hilldale Mall has weathered several decades of dramatic change in ownership and in retail buying habits. Unlike many other malls however, Hilldale’s reinvention is a shining success in “inside-out” transformation. While the Mall had already undergone many phases of progressive renovation and redevelopment in past years–with a new facade, new outdoor gathering areas, expanded retail offerings, new housing, and the addition of pedestrian oriented outdoor spaces. Yet this latest metamorphosis could be one of its most dramatic in terms of height, scale and mix of uses.
V&A ROLE: Vandewalle & Associates has been involved throughout these phases in the roles of urban planning, public engagement, and entitlement. V&A worked on the project with Eppstein Uhen Architects, Realm Landscape Architects, and Snyder & Associates, on behalf of WS Development.
PROJECT ELEMENTS: A new $15 million, 53,000-square-foot retail redevelopment between Macy’s and Metcalfe’s Market has been completed, along with a new Apple Store as anchor to a new outdoor plaza and restaurant space. A vision for the next phase of Hilldale redevelopment includes four new higher-density buildings with hotel, residential, and retail opportunities with reuse of the former AMC Madison 6 movie theater building, along with a large new public event plaza.
RESULTS: Demolition of the former BMO Harris Bank has been completed, and construction of the next big phase at Hilldale is underway.
