Grandview Commons Traditional Neighborhood Design & Entitlement

NEED: Veridian Homes had the opportunity to help Madison expand its residential and mixed-use neighborhoods to the east of the interstate. Grandview Commons is a 340-acre site situated on a rise that allows the interstate to essentially disappear below, while taking full advantage of striking panoramic views of Madison’s picturesque downtown. Incorporating traditional neighborhood design principles, the phased neighborhood features:

  • RESIDENTIAL–a pedestrian-oriented mix of single-family, multifamily, and condominium housing types fully integrated into a mixed-use neighborhood center.
  • MIXED-USE–The center is designed to be walkable to the majority of residents, and to integrate first-floor commercial, office, and multi-family residential into the sites’ natural surroundings.
  • VIEWS AND GREENSPACE–The design also preserves mature trees within a picturesque village green.

V&A ROLE:  Vandewalle & Associates assisted Veridian Homes with the property entitlement and public process, as well as the detailed design of the neighborhood—down to creating a dense mix of narrow lot sizes, design of streets and alleys, setbacks, mix of home types and garage configurations, mixed-use and opens space design, and all the principles that would make it function as an attainable and attractive walkable neighborhood.

RESULTS: The $235 million mixed-use development today includes over 100,000 square feet of retail space, 50,000 square feet of office space, and 2,240 units. The popular neighborhood continues to grow and is currently at 85% build-out.
