MADISON, WISC. Demolition is making way for a new 10-story mixed use redevelopment project in Madison’s State Street corridor. Core Spaces, the developer behind such large-scale, student-oriented housing projects as The Hub and The James, worked with Vandewalle & Associates on entitlement and public facilitation services.
Whereas The Hub and The James were geared toward luxury student rentals, this project will provide a wider mix of housing in its 386 units — from micro-units to five bedrooms — including as many as 100 low-income accessible units, and approximately 23,000 square feet of retail spaces at both market rate and below market rates.
The new structure will occupy the space formerly held by Room of One’s Own Bookstore, with construction impacting West Gorham, West Johnson, Broom, and State Streets.
Oliv Madison is currently set to open in the summer of 2024.
